On the New Mexico border, Cochran County has Morton as its seat. Established in 1876, it is sparsely populated and focused on cotton farming and oil. The county is extremely rural, with little urban development. Housing stock is limited, mostly small single-family homes and farmhouses. The nearest larger city is Lubbock, about an hour east. Prices for existing homes often fall $90,000–$160,000, while farmland suitable for building averages $2,000–$4,000 per acre.
