One of Texas’s smaller counties, Delta County is located northeast of Dallas, with Cooper as its county seat. Established in 1870, it has a rural, agricultural character centered on cotton and livestock. Today, it remains small-town and rural, with Lake Cooper providing some recreation. The nearest larger city is Paris (20 miles northeast) or Greenville (25 miles southwest). Housing consists of older wood-frame homes, ranch-style houses, and mobile homes. Prices are affordable: existing homes generally $120,000–$200,000, while small tracts of land suitable for building sell for $6,000–$12,000 per acre.
