Located along the Red River in North Texas, Fannin County is anchored by Bonham, with Honey Grove, Leonard, and Savoy as other towns. Established in 1837, it was one of the original counties of the Republic of Texas. Its economy has shifted from cotton and cattle to include recreation, especially with the opening of the new Bois d’Arc Lake, a major reservoir. The county is rural with growing suburban elements due to its proximity to DFW (about an hour northeast). Housing ranges from historic farmhouses in Bonham to ranch houses, suburban-style homes in Leonard, and cabins near the lake. Prices for existing homes usually fall $200,000–$350,000, with land running $10,000–$20,000 per acre near the new lake, while outlying tracts remain cheaper. The new reservoir has boosted land values and attracted developers.
